PROJECT OVERVIEW
When this client purchased a raw east Bend property, it was nothing but sagebrush, juniper, and volcanic rock — a blank slate with enormous potential and zero infrastructure. They came to Newport Avenue Landscaping with a vision: a fully self-contained outdoor lifestyle property that could host family, animals, and decades of memories.
We cleared the site, engineered the drainage, and built from the ground up — 12,000 square feet of turf, a natural-style pond, a plunge pool, a sandy beach area, a playground, a dedicated goat and chicken enclosure, 50+ maple trees, fruit trees, full irrigation, and a distributed outdoor sound system.
The result is unlike anything else in Central Oregon: a private outdoor compound that feels like a resort, built to last in the high desert climate.
THE CHALLENGE
The property was raw desert — no topsoil, no utilities stubbed to the yard, and a site grade that drained poorly in spring. The client's wish list was ambitious: a natural pond, a plunge pool, a beach area, a playground, a goat pen, 50+ trees, 12,000 sq ft of turf, and a full irrigation and sound system — all on a tight 15-week timeline before the family moved in.
Coordinating all of these features simultaneously, without any one element blocking another, required detailed phasing and a crew that could work multiple zones in parallel.

Site clearing and grading (full property)

WHAT MADE IT HARD
The biggest challenge was sequencing. A project this size has dozens of interdependencies — you can't lay turf before irrigation is in, you can't finish the pond before the grading is set, and you can't plant trees until the heavy equipment is done moving soil.
We also had to import significant topsoil to bring the site up to a planting depth that would support the turf and trees long-term — the native volcanic soil on this parcel was too shallow and rocky without amendment.
Finally, the 15-week deadline was non-negotiable. The family had a move-in date. We ran two crews in parallel during peak weeks to hit it.
TIMELINE
Weeks 1–2: Site clearing, grading, and drainage engineering.
Weeks 3–5: Pond and plunge pool excavation and installation.
Weeks 6–9: Irrigation rough-in, turf sub-base prep, and tree planting.
Weeks 10–12: Turf installation, beach area, playground, and animal enclosure.
Weeks 13–15: Lighting, sound system, final planting, and punch list.
